If you move into an apartment that you do not use primarily, you must register it as a secondary residence. A secondary residence is defined as any additional apartment that is not used primarily.
In Germany, you can move into several apartments. You must register the apartment where you spend most of your time as your main residence. Any additional apartments must be registered as secondary residences.
The general registration deadline is 14 days after moving in.
Mainz levies a second home tax on secondary residences. This amounts to 10% of the annual net rent excluding utilities.

Registration is required at the time you actually move into the apartment. You do not need to register the apartment during renovation work.
If there is a difference of more than 3 months between the start of the lease and the actual move-in date, you must provide confirmation from the landlord.
We will impose a warning fine for any registration violations.

EU and foreign citizens
- Registration is only possible at the Bürgeramt (citizens' office) in Kaiserstrasse (not at the local administrative offices).
- If you are not single, you must provide proof of your marital status by means of a certified translation of your marriage certificate or divorce decree.
- When registering minors, an identity document and birth certificate are required.
Minors
- From the age of 16, minors must register themselves. This is also possible without the consent of their parents.
- Before the age of 16, the landlord is responsible for the relevant procedures.
A single residence in Germany is always the primary residence.
You must register within two weeks of moving in.
