Urban research - demography, housing market monitoring
The Office for Urban Research and Sustainable Urban Development monitors relevant developments in the population and the housing market and prepares corresponding analyses and forecasts.
For the urban area and, on a smaller scale, for certain sub-areas, the composition of the population, for example by age, gender, or nationality, as well as population movements (births, deaths, arrivals, departures, and relocations) are evaluated. This allows, for example, spatial structures or development patterns of certain population groups to be identified.
Another task is to produce population forecasts. These show the probable population development over a certain period of time depending on various influencing factors mentioned above, such as births, deaths, arrivals and departures, and new construction activity.
The above data provides fundamental information for policymakers and administrators. This concerns, for example, housing and living space requirements, economic development, and the provision of certain infrastructure facilities, such as daycare centers or facilities for the elderly.
In addition, relevant developments on the housing market are processed and analyzed, for example, through annual monitoring of housing construction potential.
The aforementioned data, analyses, and forecasts also form the basis for the development of action plans, such as the Mainz Housing Market Report.
