New urban quarter "M 1" / "Mombacher Straße (H 95) railroad areas" development plan

The development plan "Bahnflächen Mombacher Straße (H 95)" was drawn up for the former railroad site between the Goethe and Ostein underpasses. The site is being developed on the basis of the development plan. The first steps are the demolition of buildings and the construction of the necessary internal development facilities.

For a long time, a large part of the land between Mombacher Straße and the northern track area of Mainz Central Station was largely excluded from the planning authority of the city of Mainz. With the release of these areas from railway operations, the planning area ceased to be classified as a railway facility, with the result that the area was released from the specialist planning privilege under railway law and planning authority was transferred in full from the specialist planning authority, the Federal Railway Authority, to the municipal urban planning authority.

With a view to repurposing the area, an urban development framework plan was drawn up for the site, which is essentially geared towards commercial and service-oriented uses as well as student housing. In order to establish building rights for the urban development objectives of the city of Mainz for the southern part of the former railway site between the Goethe underpass and the Ostein underpass, the "Bahnflächen Mombacher Straße (H 95)" development plan was drawn up for the site. This has been legally binding since January 9, 2015. The site is now being developed on the basis of the development plan. As a first step, the investor – aurelis Real Estate GmbH & Co. KG – is demolishing buildings that are no longer needed and constructing the necessary internal infrastructure.
