Wormser Strasse brewery residential quarter
The site of a former brewery on Wormser Straße in the Mainz-Weisenau district is an urban development treasure. This special area is now set to be developed into an attractive residential location right on the Rhine riverfront.
To ensure that the urban development objectives are met, a comprehensive planning process was carried out, which began in 2015 with a resolution by the city council to adopt the "Former Wormser Straße Brewery (W 105)" development plan. In the course of a preliminary building application in 2015, a request was made to demolish the existing buildings and construct new residential buildings on parts of the former brewery site on Wormser Straße. A comprehensive assessment of the future structural development required an overall urban planning review of the former brewery site. This is because the possible demolition of the existing buildings and the gradual construction of new buildings without an overall concept could have led to a loss of the existing urban appearance of the entire complex. This would have permanently destroyed the special character of this location. In order to secure the planning objectives, the city council therefore passed a resolution in 2015 and issued a moratorium on changes.
Based on an urban development framework plan for the "Former Wormser Straße Brewery," a sensible basic urban development plan for the site of the former brewery on Wormser Straße was drawn up in an initial planning stage. Building on this, the objectives and framework conditions defined in the draft framework plan were further specified in a total of three planning workshops with four participating office communities. The urban development framework plan, which was revised on the basis of the planning workshops, specified in particular the areas of land to be developed and those to be kept free of development, and laid down regulations on the height of new buildings and their integration into the existing complex. Based on this basic planning concept, the "Former Wormser Straße Brewery (W 195)" development plan procedure was then carried out. The "W 105" development plan, which has been legally binding since December 17, 2021, secures the urban development framework. The new residential quarter is now being implemented.
